What Rosedale work is actually like
Rosedale is the newer side of our map: tract homes from the 90s and 2000s, two stories, builder-grade equipment that all went in the same year the neighborhood did. That has two consequences. Systems age out in waves, so whole streets start failing within a couple of summers of each other, and the original units were frequently oversized for the envelope, which short-cycles the equipment and leaves upstairs rooms uneven. We right-size on replacement and check duct balancing on repair calls, because in Rosedale the thermostat war between floors is usually an airflow problem, not an equipment problem.
